Booking Policy

Thanks for choosing Tonga Holiday Villa, Paea's Guest House, or Osai's Guest House. We're a small family-run hosting team, and these policies keep everything fair, clear and easy for both guests and hosts.

Please read through before confirming your booking.

Room bookings — Paea's & Osai's Guest House

For individual room bookings only

Bond

$75USD bond applies to all room bookings. Refunded after checkout, provided there is no damage, missing items, or policy breaches.

Important notes

  • Lost keys: $50 USD replacement fee
  • Missing towels: $30 USD per towel
  • Any damage or missing items will be charged at replacement cost
  • Only registered guests are allowed to stay overnight unless approved

Bond

$200USD bond applies when booking the entire property. Refunded after checkout if no damage or missing items are found.
  • Guests are fully responsible for any damages or missing items
  • Management reserves the right to request compensation for damages found after check-out

Payments

  • A 4% surcharge applies to all online card payments
  • We also accept bank transfers and international wire transfers (Western Union)
  • Payment details are provided once your booking is confirmed
  • Cash is accepted

Security, guests & house rules

  • All properties are fully fenced with external CCTV cameras for security
  • CCTV is used strictly for property safety and protection
  • CCTV recordings may be requested for a specific time period if needed — subject to availability and whether footage was recorded at that time

Guest occupancy & visitors

  • Only the number of guests booked is allowed to stay overnight
  • Visitors are welcome but must leave by 10:00pm at the latest
  • Family and friends are welcome to visit — please inform us in advance
  • Overnight stays for visitors may be possible but could involve an additional charge
  • We've hosted birthday parties, family gatherings and hens nights before — feel free to discuss special occasions with us (extra fee may apply)
  • If you're unsure about anything, please communicate with us — clear communication helps avoid unnecessary charges

Check-in & check-out

  • Check-in is from 4:00pm onwards
  • Late check-in is accepted at any time
  • Check-out time is 10:00am
  • Late check-out may be possible depending on availability

Liability

We are not responsible for any loss, theft, or injury during your stay. Guests are responsible for their own belongings while on the property.

CCTV cameras are installed externally for security purposes. If needed, footage can be requested for a specific time, however this is subject to availability and whether the footage was recorded at that time.

Guests are expected to respect the property and follow house rules at all times. Only the number of guests booked are permitted to stay overnight. Visitors are welcome but must leave by 10:00pm unless otherwise arranged.

We understand guests may have friends and family visiting, and in some cases overnight stays or events may be possible. Please discuss this with us in advance, as additional charges may apply depending on the arrangement.

We have previously hosted birthday parties, family gatherings, and small events such as hens nights. Communication is key — if you're unsure about anything, just talk to us so we can help avoid any misunderstandings or extra charges.

Management reserves the right to request compensation for damages found after check-out — this can be deducted from the bond, credit card, cash, or via an online request by a third party.
